Michael D. Wagner, CCIM
Michael D. Wagner, CCIM, became President of U. S. Commercial Realty in 2012. Wagner holds a B.S. Degree in Business Administration: Marketing, from the University of Colorado in Boulder, Colorado. He received the coveted CCIM (Certified Commercial Investment Member) designation in November, 2003.
During 18 years as a Realtor, Wagner has personally completed or participated in more than $250 million in residential, commercial and investment real estate sales. Wagner has negotiated sales and leases for single-family homes, farms, apartment complexes, free standing retail property, office buildings and unimproved commercial and residential land for development. He is currently concluding a transaction for a shopping center and apartment land development in excess of $15 million.
Wagner was employed through Lancaster based Coldwell Banker HomeSale Services Group (now Berkshire Hathaway) until July, 2000, where he received various Coldwell Banker Awards including the Silver Sales Award in 1998 and 1999, presented annually to the top 10% of Coldwell Banker agents nationwide (totaling over 300,000 agents). In July, 2000, Mr. Wagner became a sales and leasing consultant with U.S. Commercial Realty providing marketing and management services for investment real estate to clients on a fee basis.
Wagner is a licensed Realtor in Pennsylvania and holds memberships in the Lancaster County Association of Realtors (LCAR), Pennsylvania Association of Realtors (PAR), National Association of Realtors (NAR), and Certified Investment Real Estate Industry (CIREI), as well as a Certified Commercial Investment Member (CCIM). He is Past-President of the Commercial and Industrial Real Estate Council of Lancaster County.

Dwight E. Wagner, CCIM
Dwight E. Wagner, CCIM, is the Founder and current CEO of U. S. Commercial Realty. He earned his B.S. Degree in Business Administration from Geneva College in 1968. He earned the coveted CCIM (Certified Commercial Investment Member) designation in 1983, becoming one of only 8,000 Realtors nationally recognized for this degree.
During his nearly 45 years as a general broker, Wagner personally completed or participated in more than $4 billion in commercial and investment real estate sales, including the sale of a portfolio of eleven regional shopping malls located in 8 states valued in excess of $700 million for a major U.S. pension fund client. This sale at the time was the largest commercial real estate transaction ever completed in the United States.
Wagner served for 12 years as one of three members of an Independent Fiduciary Committee for a Separate Account of The Equitable, responsible for a $900 million portfolio of regional shopping malls and a $1 billion portfolio of major office buildings located throughout the United States. This committee was responsible for all management, leasing, expansion, acquisition and disposition decisions for the account.
Wagner has negotiated complex multi-leg 1031 tax deferred exchanges for shopping centers, free standing retail property, office buildings, apartment complexes, industrial parks and hotels. He has sold thousands of acres to farmers and developers. Wagner provides both advisory and asset management services for clients on a fee basis.
Wagner served as a Vice-President for Philadelphia based Jackson-Cross Co., a national firm (now CBRE Group International), from 1984 to mid-1996 where he received various top producer awards in both Investment Sales and Retail Properties. Wagner founded U. S. Commercial Realty in late 1996. Based in Lancaster, Pennsylvania, the firm deals primarily in commercial investment and land development real estate throughout Central Pennsylvania.
Wagner is licensed as a broker in Pennsylvania and holds memberships in the Lancaster County and National Association of Realtors. Wagner is active in his native Lancaster County Community in various church and community organizations, as well as a principal owner of commercial retail, office, apartment and land development projects. He is a past member of the Board of Directors for Tabor Community Services, Inc., serves as President of Tanglewood Manor, Inc., a public golf course, and as Chairman of a Regional Advisory Board for Fulton Bank.

Scott D. Bradbury
Scott D. Bradbury, became Senior Vice-President of Sales and Leasing for U. S. Commercial Realty in 2012. Bradbury earned his BSBA degree in Finance from Shippensburg University in 1984. During his 34 years in the real estate industry, his primary focus has been in industrial and commercial sales, leasing and management.
Bradbury was the portfolio manager for The Winston Corporation from 1995 to 2018 overseeing their facilities in Wyomissing, Pennsylvania, which included four office buildings and a retail strip center. He has been involved in the sale or lease of over $250 million of office buildings, warehouses, strip centers and development land in Lancaster and Berks Counties.
Bradbury started his career with David L. Charles and Associates in 1989, was an owner of Sands Bradbury and Company until 2001, and a former partner in Prudential Commonwealth Real Estate – Lancaster, before joining U. S. Commercial Realty in 2006.
Bradbury is a licensed Realtor in Pennsylvania and holds memberships in the Lancaster County Association of Realtors (LCAR), Pennsylvania Association of Realtors (PAR), and National Association of Realtors (NAR).
He served on the LCAR Board of Directors in 1993-1994, and recently completed his fourth term on the LCAR Commercial & Industrial Board of Directors. Professionally, he was recognized as the 2012 LCAR Commercial & Industrial Council Member of the Year.
Bradbury was a member of the Bring Baseball Back Committee that was responsible for bringing the Lancaster Barnstormers to Lancaster. He coached football and lacrosse for Manheim Township for 8 years. His hobbies include hunting, fishing and golf.

Daniel A. Berger, CCIM, SIOR
Daniel A. Berger, CCIM, SIOR is a graduate of Embry‐Riddle Aeronautical University with a Bachelor of Science in Aeronautical Studies. Dan began his real estate career with Berger Real Estate, Inc. in 1983. In 1991, he co‐founded Commercial Industrial Brokers, Inc. (CIBI) which merged with Penn Partners, Inc. in 2007 to form NAI Commercial Partners, Inc. In 2014, Dan divested his interests in NAI Commercial Partners, Inc. to become the President and Broker of Record for Blackford Real Estate, LLC. His affiliation with U.S. Commercial Realty commenced in January 2016.
Throughout his professional career, Dan has been active in all facets of commercial brokerage, including sales and leasing, investment, land development, property management and consulting. Throughout his career, Dan has completed over $250 million in transactions and has represented companies such as Pepsi Co., Alumax Inc., M&T Bank, Yellow Freight, and numerous other locally owned and operated businesses and professional organizations.
In addition to being a licensed Associate Broker, Dan has achieved the prestigious Certified Commercial Investment Member (CCIM) as well as the Society of Industrial and Office Realtors (SIOR) designations. He received the Commercial & Industrial Member of the Year Award in 2005 in recognition of his achievement within the field of commercial and industrial real estate for his service and contribution to the profession.
Other professional affiliations include membership in the Lancaster County Association of Realtors (LCAR) and its Lancaster Commercial & Industrial Real Estate Council, the Pennsylvania Association of Realtors (PAR) and the National Association of Realtors (NAR). He is an active member and has served as past President of the M. Elvin Byler Memorial Sertoma Club. His personal interests include travel, golf, and flyfishing.

Daniel A Berger, Jr., CCIM, SIOR
Dan Berger Jr. is a third generation Realtor, following in the footsteps of his grandmother, Marilyn Berger; and Dan Berger Sr., his father. Dan is a native of Lancaster and a Manheim Township graduate. After attending Temple University to study finance, Dan wanted to pursue a career in the family business while also establishing his own name in the Lancaster real estate market. In April 2019, Dan earned his CCIM designation and his SIOR designation in 2024. Before joining U. S. Commercial Realty Dan started his real estate career as a residential Realtor with Berkshire Hathaway Homesale Realty. As a third generation agent Dan is eager to provide the professional level of service for which the Berger family is known in Lancaster real estate circles.
Dan is a licensed Associate Broker in Pennsylvania and is a member of the Lancaster County Association of Realtors (LCAR), Pennsylvania Association of Realtors (PAR), National Association of Realtors (NAR), PA/NJ/DE CCIM Chapter, and served as the 2023 Commercial and Industrial Real Estate Council of Lancaster County President. Dan was also recognized as the 2021 C&I Council Member of the Year.

Matthew M. Czaus
Matt Czaus is a Penn State University graduate earning a degree from the School of Hospitality Management in 2013. Matt began his career as a Realtor in April of 2015 with a focus in commercial investment properties, multi-family properties, office sales and leasing, and industrial sales and leasing.
Matt is a licensed Realtor in Pennsylvania and is a member of the Lancaster County Association of Realtors (LCAR), Pennsylvania Association of Realtors (PAR). Matt is also in the process of becoming a Certified Commercial Investment Member (CCIM) and studying to obtain his Brokerage License. He is a board member for the Lancaster REC Foundations Board.

Phil Eby
Philip L. Eby joined the team at U.S. Commercial Realty in January of 2023. He has spent the majority of his career in the construction industry and is also currently the Director of Business Development at Ames Construction, Inc., a commercial construction firm in Ephrata, PA. Part of his role there is helping clients find and acquire the commercial property/facility needed for their commercial venture.
Phil Started his construction career in high school, working summers as a carpenter for a new home builder. In 1987 he founded Eby Exteriors and focused on installing siding and roofing as a sub-contractor. Then, after several years of college and working in an unrelated industry, Phil re-started Eby Exteriors in 1997 and developed it into a leading exterior renovation and replacement firm, working throughout southeast and south-central PA. In 2019 Ames Construction, Inc. purchased Eby Exteriors and brought Phil on in his current role there.
Born and raised on a dairy farm near Ephrata, PA, Phil is exceptionally familiar with northern Lancaster County and the surrounding areas. He’s also spent significant time for both business and personal purposes throughout southeast and south-central PA. During his career he’s owned multiple commercial properties, been both a lessee and a lessor, and renovated and managed properties for several non-profits. His combination of local knowledge, commercial real estate experience, and construction know-how make him uniquely equipped to assist his clients with their commercial real estate needs.
Phil is a licensed Realtor in Pennsylvania and a member of the Lancaster County Association of Realtors (LCAR) as well as a member of the Commercial & Industrial Council at LCAR. In 2014 he served as President of the Building Industry Association of Lancaster after spending several years as a member of the Board of Directors. He and his wife Crystal are the proud parents of 2 adult daughters. His hobbies include golf, tennis, hunting, and following Philly sports teams.

Thomas M. McDermott, CCIM, SIOR
Tom McDermott, CCIM, SIOR joined U. S. Commercial Realty in early 2024 along with his son, Joseph Maser. Based in Lancaster, Pennsylvania, the full-service firm deals in sales and leasing of commercial, industrial, investment and land development real estate throughout Central Pennsylvania. He currently serves as a Senior Brokerage Advisor with the firm.
Tom was previously President and Broker of Record at NAI Commercial Partners, Inc. since 2006. Prior to that Tom was President and Broker of Record with Penn Partners Commercial Real Estate in Lancaster.
He earned his B.S. Degree in Business Administration from Franklin & Marshall College. Professionally, he has earned the coveted CCIM (Certified Commercial Investment Member) designation and SIOR (Society of Industrial and Office Realtors) designation.
Formerly a small business owner involved in sales in the securities and insurance industry, Tom changed direction and began his real estate career in the late 1980’s. His focus is dedicated to both the real estate industry and the Lancaster community through leadership and involvement in various associations and civic organizations.
McDermott is licensed as a broker in Pennsylvania and holds memberships in the Lancaster County Association of Realtors (LCAR), Pennsylvania Association of Realtors (PAR), National Association of Realtors, Lancaster County Commercial & Industrial (C&I) Council, CCIM Institute and SIOR.
Tom is a Past President of the Society of Industrial and Office Realtors (SIOR), Philadelphia Chapter, Past President of Lancaster County Association of Realtors (LCAR) and Past President of the Commercial & Industrial Real Estate Council (C&I). He was recognized by the C & I Council as the Commercial & Industrial Member of the Year in 2003. McDermott was appointed by the Lancaster County Commissioners to serve on the Lancaster County Planning Commission from 2009-2012 and is currently serving as a member of the Lancaster Township Planning Commission.

Joseph K. Maser
Joseph K. Maser joined U. S. Commercial Realty in early 2024, along with his Father, Tom McDermott. Based in Lancaster, Pennsylvania, the full-service firm deals in sale and leasing of commercial, industrial, investment and land development real estate throughout Central Pennsylvania. He currently serves as an Associate Broker for the Firm.
Joe was previously a Broker at NAI Commercial Partners, Inc. where he focused primarily on commercial sales, leasing and consulting.
He earned his B.A. Degree in Industrial Psychology from California University.
Active in real estate since 2005, Joe is involved in all facets of commercial real estate such as sales, leasing, investment, development and consulting. In addition to real estate, he has also been involved in business consulting with a specialty in technology guidance. Joe has been successfully advising small businesses, local government and non-profits in South Central PA for the past 20 years.
Maser is licensed as a broker in Pennsylvania and holds memberships in the Lancaster County Association of Realtors (LCAR), Pennsylvania Association of Realtors (PAR), National Association of Realtors, and Lancaster County Commercial & Industrial (C&I) Council. Bethanie Mackley-Zander
Bethanie Mackley-Zander is a graduate of Albright College with a B.S. Degree in Business Administration and Marketing. She represents Buyers, Sellers, Landlords and Tenants through site disposition and acquisition, with a primary expertise focused on industrial, warehouse and office properties.
Bethanie is a second generation agent who began her career as a loan officer at a credit union and made the switch to commercial real estate in 2005.
She is a licensed Realtor in Pennsylvania and holds memberships in the Lancaster County Association of Realtors (LCAR), Pennsylvania Association of Realtors (PAR), National Association of Realtors (NAR), and Lancaster County Commercial & Industrial Council (C&I), and has also completed two Certified Commercial Investment Member (CCIM) courses.
Bethanie has been a girls youth soccer coach for 6 seasons. Her hobbies include fishing, boating, traveling and going on adventures with her son and daughter.

Tracy R. Beck
Tracy is the Office Manager and Corporate Secretary at U. S. Commercial Realty and performs multiple duties, including corporate accounting, human resource management, and computer network administration. She also serves as an Administrative Assistant to the brokerage staff, and has been Dwight Wagner’s Personal Assistant for over 25 years. She is also responsible for the asset management of an 187 unit manufactured housing community.
Tracy is a graduate of Hempfield High School class of 1984. She joined U.S. Commercial Realty in 1990 and obtained her Realtor license in 1991. Tracy has taken numerous accounting and computer classes at local colleges. She attended the Real Estate Investment Brokers Course at the Lancaster County Association of Realtors, as well as the CCIM Introduction to Commercial Investment Real Estate Analysis Course.
Tracy is a Notary Public in the Commonwealth of Pennsylvania. She is a member of the Lancaster County, Pennsylvania and National Association of Realtors.
Prior to joining U. S. Commercial realty, Tracy worked at Ferranti International Defense Systems, Inc. (ISC), David Lynch & Associates, Architects and Tryan, Friedman & Espenshade, Attorneys, from 1983 to 1991.
Tracy is very active in the sport of bowling, with multiple 300 games and an 800 series to her credit, and has been inducted into the Lancaster County Bowling Hall of Fame. She attends local, state and national bowling tournaments throughout the year. Tracy is also very active in the Woman’s Auxiliary at St. Philip the Apostle Roman Catholic Church and volunteers weekly at the Pet Pantry of Lancaster County. She has tried to learn how to golf, but is terrible at it!
